Definition of Business
Tomaž Žugel s.p. is entity engaged in tourist rentals and the management of its own real estate.
A customer is any natural or legal person who makes a booking for accommodation through Tomaž Žugel s.p.
By confirming a reservation (verbally or in writing), the customer accepts the general terms and conditions published on our website.

Inquiries
All inquiries are accepted exclusively by email at booking@viaalpina.si. Based on your inquiry, we will prepare a tailored offer.
Booking Confirmation
The customer must confirm the reservation in writing. Contact information provided for the booking will be used solely for communication related to the stay.
A reservation is considered confirmed upon receipt of a non-refundable prepayment of 20% of the total booking price.
Seven days before arrival, the customer will receive accommodation details and a request to provide guest information. The customer must submit accurate guest information as it appears on the travel document used. The provider will register all guests with the police system upon arrival.
If the customer provides false guest information or fails to register a guest, they are criminally liable under the Regulations on Guest Registration (Official Gazette of RS, No. 75/16).
The provided data will be used exclusively for guest registration purposes.
The provider operates contactless — meaning the customer will access the accommodation following instructions sent after providing personal information.
The customer may only use the access instructions during their stay.
Check-in is possible after 4:00 PM on the day of arrival. Check-out must be completed by 11:00 AM on the day of departure. In case of early arrival or late check-out, the provider reserves the right to charge additional fees incurred.
Payment
Payment is made via bank transfer within the deadline specified in the reservation email.
Cancellation and Payment Terms
A reservation is confirmed upon receipt of a non-refundable prepayment of 20% of the total booking amount. The remaining balance is due 7 days before arrival.
If the customer cancels 7 or more days before arrival, 10% of the total reservation amount is retained.
If canceled 6 or fewer days before arrival, the full reservation amount is retained.
If the total amount is not paid at least 7 days before arrival, the provider reserves the right to automatically cancel the reservation and retain the prepayment.
The guest can modify the reservation if the provider agrees. Changes may include reservation holder name, dates, number of guests, or guest structure.
No refunds will be issued in case of no-show.
Provider Reservation Changes or Cancellations
The provider may propose a change or cancel the reservation in case of unforeseen circumstances that cannot be avoided.
Obligations of the Provider and the Customer
The provider must ensure the customer receives entry instructions in time and that the accommodation is clean, prepared, and comfortable.
The customer must bring valid travel documents, follow house rules, and treat the accommodation responsibly.
Insurance
The customer is responsible for their luggage during their stay.
The provider is not liable for lost or damaged luggage, nor for vehicle damage in the accommodation’s parking area.
Complaint Handling
The customer has the right to file a complaint due to:
Misleading photos
Incorrect accommodation information
Cleanliness issues
Malfunctioning inventory
The customer waives the right to complain about:
Bad weather
Neighborhood cleanliness
Local water or power supply issues
Crowds
Complaints must be submitted in writing to booking@viaalpina.si within 24 hours of arrival. The provider must address the issue by correcting the problem, offering a replacement unit, or issuing a partial refund.
The maximum refund cannot exceed the amount paid.
Legal Jurisdiction
The parties will attempt to settle any disputes amicably. If an agreement cannot be reached, the court in Ljubljana shall have jurisdiction.
